Reservation and General Rental Agreement

1. To check availability of your preferred property:
a) Click apartments on the menu bar
b) Enter your check-in and check-out dates, then click "view selection" - you will see all apartments available for your dates.
c) In order to get the full description and photos of the apartment you have chosen, click on "more info"

2) Click "Send a Request & Get a Quote". This will open a new window where you simply fill in and submit the reservation form.

2. To secure a reservation (deposit):
To book the requested property in accordance with the present agreement, the client (above 18 years old) agrees to send an initial payment of 50% of the rental in order to secure the booking, to Welcome2France LLC. This deposit will be accepted via a wire transfer or credit card. Please note that payments by wire transfer are all in USD and payments by credit card (Visa and MasterCard only) are with 4% administration fee. The booking is considered final once the initial payment has been effectively received by Welcome2France LLC. We will inform you immediately if the requested property is not available for whatever reason for the time requested and offer a comparable substitute. If the offered substitute is not acceptable to you, this contract will be deemed null and void and all deposits previously accepted shall be immediately refunded.

3. Acknowledgment:
Once we have received your initial payment, we will send you a rent receipt, with all the necessary information (apartment address, building entry codes, apartment's telephone number and our representatives telephone numbers) and balance due information. We will also ask you to provide us with information on your flight and arrival time (if already known) and a copy of an ID or Passport.

4. Final Payment (balance):
The outstanding balance is due in full ONLY IN CASH OR TRAVELER'S CHECKS IN EURO ONLY (bank or personal checks not accepted) at the time of check-in. For a payment in advance, you can pay by credit card or by wire transfer NO LATER THAN 4 WEEKS BEFORE the arrival. You must inform us in advance of the day and time of their arrival. The length of stay of this contract can only be extended with the written agreement by Welcome2France LLC and for no longer than a period of three months.

5. Security deposit :
The Client can choose either one of the options below to pay the security deposit :

Option 1 : Either the CLIENT chooses to subscribe to the insurance proposed on the website and to sign a credit card authorization form to authorize "Welcome2france" to withdraw money from CLIENTS's account for any amount not covered by the insurance, for any damage caused to the apartment or its contents during the entire rental length. Your signed receipt will be returned to you and your "security deposit" authorization will be cancelled after inspection by a Welcome2france representative who determines that no damage, loss (other than from reasonable wear and tear) has been done to the premises or property therein.

Option 2 : Or the CLIENT can choose to pay a security deposit by wire or cash for an amount equivalent to the rental price for a stay less than 1 month, or one month rental for a stay between 1 month and 4 months, or 2 month rental for a stay longer than 4 months. The security deposit will be refunded in full after inspection by the LETTER representative on the departure day who determines that no damage, loss (other than from reasonable wear and tear) has been done to the premises or property therein.

We remind you that before inspection by our agent on the day of departure, you agree to leave the apartment in the same state of cleanliness as you found it. All keys must be returned at departure, or security deposit will be applied to key and lock replacement as lost keys necessitate complete lock replacement. (If keys are lost, the lock must be changed for security reasons, with cost thereof deducted from the security deposit. Further, we encourage you to declare the incident at the Police station and to call your personal/bank insurance. The invoice needed by the insurance will be sent directly to your home address.)

7. Cancellation:
No refund will be provided for a departure before the indicated check-out date in the rental agreement. For cancellations after a booking has been secured, no refund will be provided for the initial payments undertaken by the client and it is client's responsibility to pay any balance due for the stay. If we successfully re-book the apartment for the same dates, a voucher valid for one year will be issued for the fee effectively paid by the client for the period canceled, minus 200 Euros for administrative and marketing expenses in re-renting the property. The letter will not be held responsible for cancellation. Cancellation insurance is the renter's personal responsibility and is available at an attractive fee. 8. Rental and Cancellation Insurance :
Welcome2France reminds that according to the French Civil Code (article 1732), you are responsible in case of damage caused by fire, an explosion or flood in your rented holiday apartment. Therefore you must be covered by an insurance  : either by your own liability insurance extended for holiday rental abroad (in that case please provide us a copy of the insurance attestation), or by a new insurance for the length of the rent. You can subscribe an insurance online that covers not only the obligatory part, but also cancellation and damages in the apartment in the next 10 days following the signature of Welcome2France rental agreement.

9. Check-in / Check-out :
You are expected to arrive between 3PM and 8PM, and to vacate between 8AM and 10AM. Most of the time, you will be able to check-in upon arrival; but in the unlikely case that previous clients are leaving the same day and you expect to arrive before 8:00 AM or after 8:00 PM, special arrangements need to be made with an after hour representative. Therefore a 20 Euro fee is payable directly to our representative who will be waiting to meet you at the apartment to show you around the premises and hand over the key. For your information, it usually takes one to two hours between landing, customs clearance, luggage pickup, public transportation or taxi into Paris.

10. Price Guarantee :
Rental prices are guaranteed in euros from the time of your booking. The net rate includes : all applicable taxes as well as linens, towels (1 large, 1 medium, 1 small towel per guest - extra towels and linens can be provided for extra cost. For longer rentals towels and linens will be changed weekly), standard kitchen utensils, electricity, water, telephone service (incoming), cable Internet, TV and final cleaning.

The net rate excludes : above average use of electricity,(this just means to switch off the lights when you are not home), extra services: Fee-based, personalized Concierge Services, taxi or shuttle transfer services, after hours limit (a 50 euros fee will be charged for check-in before 8AM or after 8PM, overtime (in the event of a problem or delay lasting more than one hour, a fee of 20 euros per hour is payable directly to the representative).
